A five-by-five primary column grid, an eight-metre central core and ten exact floor datums organise the cube behind its quiet skin.

Forty-nine recessed loggias—three north, two south, one east and one west on every residential level—cut life into the mass.

The threshold
Your door carries a piece of the old city.
At the entrance to each home, the Threshold Archive is designed to place a rescued timber from one of Tbilisi's old wooden balconies—forty-nine pieces, each provenance-stamped with its street of origin. The gesture lets the new address carry a physical memory of the old city.
The private crown
The owner isn't leaving.
The two levels above the seam are retained as the owner's private home. Its garden, pool, sky court and bio-tower are private—not for sale and never presented as resident amenities. The ground-floor commercial premises are retained as well.
